UPDATE: The Sewer - part 2
As mentioned before, we have discovered the major sewer line within our existing courtyard - bummer.
The first initial response from Sydney Water is that we cannot move the sewer pit under any circumstances. The neighbouring sites rely on the position of the sewer as it is and, considering the topographie of the site, a re-location is not an option.
Ok, plan two is to build it into our new building. As we know, the courtyard as it is in the moment, takes a lot of valuable space which we rather use for storage or other important equipment to keep the beach safe. The architects have now forwarded some options to Sydney Water to how the pit could potentially be built into the building but be also kept the required 24/7 access and the ventilation requirements as set by Sydney Water. Any resonse is pending.

UPDATE: Council Meeting, Consultant sign up, Sewer and more
Council Meeting:
On 19/07/2010 the architects and the building committee had a meeting with Waverley Council and met the people who are in charge for our redevelpment. Initial feed back to our proposed approach options were positive and supportive. We are on the right track. Council further confirmed that the Pre-DA fees will be waived. Next step will be the formal Pre-DA meeting in which we will present our final refurbishment option. This meeting will follow our club's presentation of the two options.
For DA submission we will require some further reports including heritage impact statement, community benefit statement and a community consultation. More to this to come later.
Consultant sign up:
We are pleased to announce that we have secured the services of MBM (www.mbmpl.com.au) as our quantitiy surveyors (QS), Morris Goding Accessibility Consultatants (www.mgac.com.au) as our DDA consultants and Simpson Design Associates (www.simpsondesign.com.au) as our structural engineers. We further have to engage a planning consultant and may require further advice from a BCA consultant and maybe from a hydraulic and electrical engineer.
Sewer:
Architects, QS, structural engineer and the building committee have met on site and did further investigation to ensure that the proposal can be properly costed for presentation to the club membership. Following our site visit, it becomes clear that we have one more major hurdle to climb, the question about the existing sewer pit in our current courtyard. We currently have a major Sydney Water sewer pit adjacent to the wall of our current gym. It connects the site from the North from Gaerlock Avenue through the site to Pacific Avenue to the West. In order to increase storage for the club, we will very likely have to get ride of the courtyard on ground level. Problem is that Sydney Water has some very stringent regulations in regards to build over or to move sewer mains. The architects got in contact with Sydney Water to see if we could move the pit and what the implications are. Unfortunately, Sydney Water needs to look into the case which will take some time and diversions of water infrastructure, if permitted, can get very expensive. I will keep you up in the loop as soon as we know more.
Way forward:
As soon as we know how we can deal with the sewer line in our courtyard, the architects will lock in the options and the other consultant's input will be finalized for the presentation to the membership of the club.

UPDATE: Existing building plans and information needed
We are looking for existing information about our current clubhouse. For a realistic costing of our design options, our architects need as much further information about the existing building as possilbe. We are looking particular for structural and services information of the 1980's renovation and extension.

UPDATE: Architects have commenced their work
The contract with the architects has been signed and work has commenced. The architects are currently working on the two sketch options for our building as mentioned below. This two options will then be put forward to the management committee / membership for final approval on which option will be taken further to Development Application. We are currently looking for a suitable date in the
first two weeks following the AGM (27 June 2010), so please watch this space and other emails in regards to the date.

The following overview will give you an update of the Tamarama Building Renovation:
Over the last couple of months, the building committee has worked in close conjunction with the management committee to progress the refurbishment of the club.
Brief::: After a series of consultations, a detailed brief has been developed and endorsed by the stakeholders. The brief is a base for the scope of works for the chosen architects.
Park::: The brief is based on the latest Development Application of Waverly Council for the Tamarama Park Plan. The new Park Plan went to public exhibition early this year and the proposal relocates the cafe from the northern to the southern side of the park. The current
IRB shelter is going to be demolished and replaced by a larger structure which also incorporates first aid room for use by the lifeguards. The building committee is confident that the new shelter will provide sufficient space for the
IRBs, for all patrol gear, including rescue boards, shelter and for rescue boards for bronze medallion training. The DA is currently being assessed and an outcome is to be expected shortly.
Architects::: After a two stage tender process last year, the architects Choi Ropiha (
http://www.choiropiha.com/) have been chosen to proceed with the DA process for Tamarama SLSC. The recommendation was endorsed by the membership via an extraordinary general meeting , and we have now briefed the architects with the scope of works. Recently we have been collaborating closely with the architects to finalise the contract which is expected to be signed shortly, preceding this finalisation work will begin.
Next Steps::: The architects are briefed to develop two options for the new layout of the club, major differences will be the location of the main function areas. The two options will then be presented to the club, whereby the preferred option will then be developed and lodged for Development Application.
